A Market Valuation Report (MVR) is often compared to a Mortgage Valuation Report. Whilst there are similarities, they should not be regarded as one and the same.
A Market Valuation Report should only be used as a guide for the client on the market value of their property.
Whilst the inspection will be carried out by a Chartered Surveyor, it is not a detailed inspection of the property; thus only major visible defects will be noted.
The surveyor will not inspect under floor areas, communal roof spaces or other parts not readily accessible. The exterior and roof of the property will be inspected from ground level only from within the boundaries of the site and adjacent/communal public areas.
It is important to note that this report should not be regarded as a survey.
