Home Reports and EPCs in Scotland

The launch of home reports to the property market in Scotland has arrived, with a large proportion of the public still unaware of the potential implications of this legislation.

From 1st December 2008, all properties put up for sale will require an accompanying home report detailing the value and efficiency of the property. This initiative has been led by the Scottish Government in a bid to tackle rising emissions and introduce a fairer, more informed property market.

The home report is comprised of three documents - the property questionnaire, energy report and single survey. The energy report (or EPC) details the energy performance of the property and gives it an efficiency rating. From the 4th January 2009, all properties put up for sale or rent will require an EPC.
